Sustainable solutions for your home
Elements of a room in roof
Room-in-roof spaces can include various structural elements such as sloping or flat ceilings, stud walls, gable walls, residual areas, and occasionally dormer sections with flat or pitched roofs.
An EPC surveyor will classify the top floor as a “room in roof” if the stud wall height is under 1.8 metres—even if no stud walls are present and only sloping ceilings exist.
Common elements found in these spaces may include:
- Flat or sloping ceilings
- Stud walls
- Gable walls
- Residual areas
- Timber walls exposed to external air
- Flat or pitched roofs (especially over dormers)
